Copper Land Company is the owner of record for the last two remaining lots in the Snowden Executive Center, located adjacent to Mary Washington Hospital. They retained Welford Engineering to prepare designs for two single story medical office buildings, one on Lot 3 and the other on Lot 5. Lot 3 was designed to be occupied by a linear building with an acute angle in the middle. This design allows the building to function as a multi-tenant building with separate entrances. The overall building provides nearly 15,000 square feet of leasable space on 2.01 acres of ground. By providing 100 on site parking spaces, this site was specifically designed to accommodate the increased parking needs of the medical practices that occupy the building.
Lot 5 was designed immediately following Lot 3; however, construction of that building has not yet begun. This lot has a particularly irregular shape with approximately 1.68 acres of ground. The shape of the parcel, along with adjacent wetlands and a pond, made the design challenging. Our team was able to design the site to accommodate a nearly 11,000 square foot building with 70 parking spaces. As with Lot 3, this site has specifically been designed to meet the particular needs to medical practices and their associated parking requirements. As soon as a tenant is identified, Copper Land Company intends to construct the building on this site.
